基于系统动力学的住宅用地价格系统研究

摘 要: 为探究我国城市住宅用地市场价格形成的内在机理和合理区间,进而找出影响市场价格的关键因素,准确预测并模拟其发展趋势,从理论方面构建城市住宅用地市场价格系统动力学仿真模型。该模型包含城市人口、社会经济、土地需求和土地供给4个子系统,并建立了各子系统的动态学方程和模型检验方法,为今后继续研究做好铺垫。住宅用地市场价格系统动力学可继续推广应用于:1) 土地市场趋势仿真模拟;2) 土地政策研究和决策分析;3) 城市住宅用地市场价格系统内在机制研究。

Abstract: In order to explore the mechanism and reasonable interval of urban housing land price, and find the key factors which influence the market price, accurately predict the trend of its development, the paper has constructed the system dynamics model of the urban housing land price from the theory point, which includes four subsystems, namely the urban population, social economy, land demand and land supply, and researches the dynamics equation and test method of each subsystem, which sets the stage for the further study. The system dynamics can continue to promote application: 1) the trend simulation of land market; 2) the land policy research and policy analysis; 3) the mechanism research of the price system.
